Initial Consultation

  • Consultation scheduled to discuss style, lifestyle, budget and timeline. 
  • An active exchange of ideas of about style, functionality and holistic requirements is discussed. Typically takes 2-3 hours.
  • A contract detailing scope, fees, timeline is prepared and submitted.
  • Once a contract is signed and returned the design process can begin.
Service 2

I. Concept/Schematic Design

  • The site or home is throughly measured and photographed.  
  • Design concepts are presented through image boards, drawings, to scale floor plans, elevations, and material samples.

II. Design Development

  • Approved schematic design concept is refined with specificity and detail.
  • Specify surface materials and interior architectural elements.
  • Detailed design drawings are developed to convey the design intent.
  • Sourcing and specification of furniture, fixtures and equipment.
  • Initial cost estimating for purchasing and construction begins.

III. Design Drawings

  • Create drawings and specifications required for design of the project.
  • Coordinate with general contractors, architects and vendors. 
  • Finalize cost estimates for custom designed items and purchasing.
  • Submit purchasing sales orders for client approvals and payments. 
  • Place orders for materials, furniture, fixtures and equipment.

IV. Construction Administration

  • Meetings with contractors, consultants and clients as needed.
  • Site visits during construction to make sure the project is being built according to design drawings and specifications.
  • Review and get approvals for contractor submittals, vendor shop drawings and finish packages.
  • Visit vendor workshops to maintain the quality control if needed.
  • Tracking and coordination items being warehoused for installation.
  • Punch list walk-through with client and general contractor on completion of construction.

V. Installation and Styling

  • Coordinating installation dates and workload with warehouse and client.
  • Supervision of delivery and installation of all warehoused items.
  • Styling of all items from warehouse and those shipped directly.
  • An optional 1-2 days of shopping for additional accessories or art. 

Regarding Covid 19: 

We are practicing safety guidelines and social distancing. We currently can offer the design process virtually using various software applications. 

We recommend working with general contractors and vendors who are implementing and offering safe practices during the building and construction process.
